A house in Avon doesn't compete with exactly the same buyer pool as one in Lorain. North Ridgeville has different housing inventory than Amherst. Elyria isn't Vermilion, and an Avon Lake seller may face completely different buyer expectations.

Offer B is technically highest.

That doesn't automatically make it best.

Price, financing strength, appraisal exposure, inspection terms, concessions, closing date, contingencies and the buyer's ability to perform all matter.

Ask your agent to compare offers side-by-side instead of simply reading the prices aloud.

Questions to Ask Before Hiring a Lorain County Listing Agent
