Medina continues to move relatively quickly. Zillow reported a typical Medina home value of approximately $383,034 as of August 31, 2026, up 3.9% year over year, with properties going pending in a median of about eight days. Zillow also reported that 39.7% of July sales closed above list price while 43.4% closed below list.

Redfin's methodology produces somewhat different numbers, reporting a three-month median sale price of approximately $315,000 and roughly 15 days on market through August.

Those above-list and below-list percentages are especially important. They demonstrate why simply pricing high and “seeing what happens” can be dangerous. The first several days on the market can be your most valuable marketing window.

My approach: price for the market you're entering, not the market you wish existed. A strong listing strategy should create urgency without leaving money unnecessarily on the table.

Advantages: Large transaction history, extensive team resources and substantial Medina market presence.

Consider: When interviewing any large team, ask exactly who will be your primary point of contact after signing the listing agreement.

Amy Hoes — Showcase Home Group, eXp Realty

Amy Hoes leads Showcase Home Group at eXp Realty. Zillow currently reports 19 years of experience, 510 team sales during the previous 12 months and more than 2,300 total team sales.

Showcase Home Group serves Medina County along with Lorain, Cuyahoga, Summit, Wayne and other Northeast Ohio markets.

Advantages: Significant transaction volume, large-team infrastructure and broad regional exposure.

Consider: With a high-volume organization, determine how much direct interaction you'll have with the lead agent versus other team members.

A seller should understand the service model, not just the sales statistics.

Pricing: Where Experienced Agents Earn Their Keep

Pricing isn't about finding three nearby sales and averaging them.

I look at competing listings, pending properties, recent sales, price reductions, condition, location, upgrades, buyer search ranges and how the home compares visually online.

A home worth approximately $500,000 doesn't automatically benefit from being listed at $525,000 “to leave room.”

That extra $25,000 could place it in competition with better homes while eliminating buyers searching below $500,000.

The hidden cost of overpricing isn't just additional days on market. It's losing the excitement that comes with being a new listing.

Marketing Should Answer One Question

Why should a buyer choose your house instead of the alternatives?

Professional photography is expected. MLS exposure is expected. A yard sign is expected.

The strategy should go further.

Your listing agent should be thinking about photography sequencing, online presentation, property descriptions, social exposure, open-house strategy, buyer-agent communication, showing feedback and whether price adjustments are supported by actual market behavior.

More marketing isn't necessarily better marketing. Getting the property in front of the right buyers with the right positioning is what matters.

The Questions I'd Ask Before Hiring Anyone

Interview two or three agents and ask each the same questions:

How did you arrive at your recommended list price?

What would make you change that price?

What happens during the first seven days?

Who handles my negotiations?

How will you communicate showing feedback?

What would you change if we receive plenty of showings but no offers?

What would you change if we receive no showings at all?

What's one thing about my house that could make it harder to sell?

That last question is one of my favorites.

You don't need someone who tells you everything you want to hear during a listing appointment. You need someone willing to identify the obstacles before buyers identify them for you.
