The Pricing Mistake Medina Sellers Should Avoid
One of the easiest ways to win a listing presentation is to tell a homeowner the highest price.
Unfortunately, that's not necessarily how you win the actual sale.

Agent C isn't automatically better.
Ask each agent to prove the number using recent comparable sales, current competition, pending properties, price-per-square-foot context, condition and buyer behavior.
A home that starts too high may accumulate days on market, require price reductions and eventually make buyers wonder what's wrong with it.
Don't Automatically Accept the Highest Offer
This is another area where an experienced listing agent earns their fee.

The $460,000 offer might be best—or it might not.
Price is only one piece. I look at financing strength, appraisal exposure, inspection terms, earnest money, closing timeline, possession, concessions and contingencies.
Sometimes the offer that looks smaller on page one leaves the seller with the stronger path to closing.
