That range can matter for consumers whose transaction involves both a sale and subsequent purchase or relocation.
If you're selling and buying simultaneously, ask specifically how the agent structures timing, possession, contingencies and backup plans. Getting a great offer on your current home isn't nearly as exciting if you suddenly have nowhere to go.

Buyers should interview agents just as carefully. Your agent should be willing to analyze comparable sales, point out concerns, explain contract risk and—occasionally—tell you not to buy the house.
